Agricultural land
hayaterp.com ↗Keep a landlord's agricultural land in Hayat Land the way the revenue record does — estates by mauza, tehsil and district, khewat (holding), khatooni (cultivator) and khasra (field) numbers with land class, owners and their fractional shares, intiqal (mutations) with attestation, theka leases with installments, batai crop sharing with the mazara by Rabi / Kharif season, crops and sales, and land revenue, abiana and ushr dues.
This part of Hayat Land follows the jamabandi: an estate in a mauza, its khewats (holdings) with their owners and shares, the khatoonis (cultivators) and the khasras (fields). On top of the record it keeps the money: theka leases, batai settlements, crop sales and land revenue / abiana. Everything here needs land.records (plus land.view).
1. The estate
An estate is the land you manage in one mauza: name, mauza, hadbast no., tehsil, district, province, the company (and branch), and notes. A family with land in three villages has three estates.
The estate page shows its total area, its khewats with owners and how much of each khewat's shares are recorded, its khasras, and the area by land class.
2. Khewat, khatooni, khasra
| Record | Fill |
|---|---|
| Khewat | Number, area (kanal-marla, acre…), the jamabandi year it is copied from |
| Khatooni | Under its khewat: number, cultivator (kasht) and tenure (e.g. khud kasht, mazara) |
| Khasra | Number, its khewat and khatooni, area and land class: Chahi, Nehri, Barani, Banjar, Abadi or Other |
Areas show in kanal-marla and acres with your area settings.
3. Owners and shares
Each khewat has its owners with their share as a fraction — the way the fard writes it, e.g. 1/3, 7/24. Add for each: name, father's name, CNIC, phone, numerator / denominator and the date from. Hayat shows each share as a percent and as kanal-marla, and warns while the recorded shares do not add up to the whole khewat (they can never be more than the whole).
A share is never edited directly: it changes only through a mutation, so the history stays correct. You can still correct a name or phone.
Find a person's land: search owners by name or exact CNIC to see every khewat they hold a share in, in every estate. The owner shares report lists them all.
4. Mutations (intiqal)
- Enter the mutation on the khewat: number, date, kind — Sale, Inheritance, Gift, Mortgage, Redemption, Exchange or Other — the owner giving the share, and the receivers with their fractions (for inheritance, every heir with their share). Add the price for a sale.
- The mutation is entered. Upload the mutation copy as a document.
- When the revenue office attests it, attest it in Hayat: the giver's share ends, any remainder stays with them, and the receivers are added. The change goes into the ownership chain.
- If it is turned down, reject it with the reason.
A mortgage mutation does not move shares: it creates a mortgage encumbrance with the mortgagee. A redemption releases it. A court stay on the khewat, its khasras or the estate blocks every attestation; a mortgage or lien also blocks sale, gift and exchange.
5. Theka (lease)
- Add a lease on the estate: lessee (name, CNIC, phone), the khasras (or an area), from and to, the basis — annual amount or per acre rate — the advance, and installments per year (1–12).
- Activate it: it is numbered (
LLS-…), the dues are made for the whole period, and those due now are billed to the lessee. - Take the lessee's payments as receipts (cash, bank, JazzCash…). The lease page shows dues, receipts and balance.
- End the lease early with a date and reason; unbilled dues are dropped.
6. Batai (crop share)
For land given to a mazara on crop share, add one batai per season: season (Rabi, Kharif or Zaid) and year, the mazara's name and phone, the khasras, the crop, the landlord's share %, the total produce (with unit, e.g. maunds), the rate, the expenses (seed, fertiliser, water) and the landlord's share of expenses %. Hayat works out the landlord's quantity, value, expenses and net.
Settle it when the season is done: the amount received and the method, and whether you paid your share of the expenses now. The batai becomes Settled. The batai settlement report shows a season at a glance.
7. Crops
Keep field-wise crops by season: khasra, crop and variety, area, sown on, harvested on, yield. When you sell your own produce, record the sale (quantity, amount, method); it is income in the accounts.
8. Land revenue, abiana and ushr
Add each due: kind — Land revenue, Abiana, Ushr, Tax or Other — the period (Kharif 2026), amount, due date, and the khewat if it is for one holding. Pay it (all or part) with the method and reference; it is posted as an expense. Unpaid dues are listed, and the revenue paid report keeps the record by mauza.
