Maps and land records
hayaterp.com ↗The records side of Hayat Land — parcels drawn on an OpenStreetMap map and linked to plots, khasras and properties, area worked out from the drawing and compared with the record, map layers, GeoJSON and KML import, colours by status, the ownership chain, documents (registry, fard, mutation, NOC, allotment) with expiry reminders, encumbrances that block transfers, and court cases with hearing dates and stays.
Behind every plot, khasra and building there is a shape on the ground, a pile of papers and sometimes a court case. This page covers those. Maps, encumbrances and court cases need land.records; documents can be added by whoever works on that record (land.records, land.sales, land.rentals or land.manage).
The map
The map shows a project, an estate or a property on OpenStreetMap (no map key or fee needed). Each parcel is coloured by the status of what it is linked to:
| Linked to | Colours |
|---|---|
| Plot | available, sold, overdue, disputed, blocked, reserved |
| Khasra | owned, encumbered, disputed |
| Unit / property | let, vacant |
Click a parcel to see its code, label, area in sq ft and kanal-marla, and the area on record. A legend explains the colours. Layers — the project boundary, roads, parks, utilities — are drawn under the parcels and can be hidden.
Parcels
A parcel is one shape (polygon): a code, a name, what it is linked to (a plot, khasra, property, unit…), the layer, and the shape itself in GeoJSON (longitude / latitude, WGS-84). Hayat works out the area from the shape and compares it with the recorded area (from the plot or khasra, or typed): the difference % shows where the record and the ground do not agree.
The area tool works out the area and centre of any shape you draw or paste, without saving it — handy to check a demarcation.
Import from GeoJSON or KML
Most surveyors, CAD and GIS programs (QGIS, AutoCAD Map, Google Earth) can save GeoJSON or KML.
- Choose the project (or estate) and the file format.
- To bring in background drawing — a boundary, roads — import it as a layer, with a name, kind (Boundary, Blocks, Roads, Parks, Utilities, Other) and colour.
- To bring in plots or fields, import as parcels: one parcel per polygon. Hayat links each one by the polygon's properties —
plotornumber(andblock) for plots,khasrafor fields — or its name. Add a code prefix if you like. - Read the result: how many parcels were added and linked, and the warnings (polygons with no match, unreadable shapes). Fix and re-import, or link the rest by hand.
Ownership chain
Every record keeps its ownership chain: booking, transfers, cancellations and possession for plots (including all their files), and every attested mutation for khewats — in date order, with from, to, share, reference and who entered it. Use it to answer "who owned this, and since when?" before any sale.
Documents
Attach documents to any record — a plot, file, khewat, khasra, property, agreement, parcel or project:
| Field | Example |
|---|---|
| Type | Registry, Fard, Mutation, Map, NOC, Allotment, Possession, NDC, Agreement, Court order, Identity, Other |
| Title, Number, Date, Issuing office | Registry deed, 4512, 3 Mar 2024, Sub-Registrar Model Town |
| Expires on | For NOCs, approvals, agreements |
| File | PDF, JPG, PNG or WebP, up to 15 MB |
Files are kept privately: they open only for a signed-in user allowed to see that record, and are never on a public link. Documents expiring within 30 days (setting) are listed and the records staff are reminded. Only land.manage can delete a document.
Encumbrances: mortgages, liens, court stays
An encumbrance is anything that stops a record being sold freely: a mortgage (bank or person), a lien, a court stay, or other. Record the holder, reference, amount, from and optional until, on the plot, file, khewat or estate.
While it is active it blocks:
- file transfers and possession (on the file, its plot or the plot's parcels);
- booking, merging or splitting that plot;
- attesting mutations on the khewat, its khasras or the estate — a court stay blocks all of them, a mortgage or lien blocks sale, gift and exchange;
- activating a lease on khasras under a court stay.
Release it with the date and a note when the loan is paid or the stay lifted. A mortgage mutation creates one, and a redemption mutation releases it, by themselves.
Court cases
Keep each dispute: case no., court, title, plaintiff, defendant, other parties, lawyer and their phone, filed on, the next hearing and the status — Open, Adjourned, Decided, Settled, Withdrawn — on the record it is about.
- After each hearing add a hearing entry: date, what happened, outcome and the next date. The history stays on the case.
- If the court grants a stay, record it on the case: it becomes a court-stay encumbrance on the disputed record at once.
- Upload orders as documents of type Court order.
- The records staff are reminded 2 days before each hearing (setting), and the hearings report lists the next 30 days.
