Housing schemes setup

hayaterp.com ↗

Set up a housing scheme in Hayat Land — the project with its approval and transfer fee, phases and blocks, plots one by one, by number range or from a CSV file, sizes in marla / kanal, categories and features with premiums, price lists with development charges and effective dates, payment plans with installments and late-payment surcharge, and the Hayat Land settings.

A housing scheme is set up once, top-down: project → phases → blocks / sectors → plots, then the price lists and payment plans that bookings use. You need land.manage for everything on this page.

A small scheme looks like this:

Project Phase Block Plots Size Category
Green City (GC) Phase 1 A 1–120 5 marla Residential
B 1–80 10 marla Residential
Commercial C-1 – C-40 4 marla Commercial

1. The project

Add a project with:

Field Fill
Code Short and unique, e.g. GC. File numbers start with it (GC-0001) unless you set another file prefix.
Name, Location, City, District Green City, Raiwind Road, Lahore, Lahore
Approval The LDA / RDA / TMA approval number, as printed on letters
Status Planning, Launched, Developed or Closed
Total area With its unit (e.g. 450 kanal)
Premiums The features buyers pay extra for — Corner 10 %, Park facing 5 %, Main boulevard 10 %, West open — each as a percent of the price or a fixed amount
Transfer fee A fixed amount, a percent of the price, or both

A project belongs to a company (and optionally a branch), like other Hayat records.

2. Phases and blocks

On the project add the phases (Phase 1, Phase 2) and the blocks or sectors (A, B, Commercial), each block under its phase. A small scheme without phases can skip them.

3. Plots

Each plot has a number, its block and phase, a category (Residential, Commercial, Farmhouse, Amenity or Other), a size label (5 Marla), the area with its unit, the street, features (corner, park facing… — the premiums of the project) and optional dimensions (25 × 45).

Three ways to add them:

  • One at a time — for odd plots.
  • A range of numbers — e.g. block A, numbers 1 to 120, 5 marla, Residential. Up to 2,000 numbers at once, with an optional prefix (C- gives C-1, C-2…). Numbers that already exist are skipped.
  • From a CSV file — one row per plot. number and area are required; block (or sector), phase, category (or type), size, unit, street and features (separated by |, e.g. corner|park facing) are optional. Blocks and phases that do not exist yet are created. Rows with problems are listed with the reason; the rest are added.

number,block,phase,category,size,area,unit,street,features 1,A,Phase 1,Residential,5 Marla,5,marla,Street 1,corner 2,A,Phase 1,Residential,5 Marla,5,marla,Street 1,

Plot status. A new plot is Available. You may set Blocked (not for sale) or Reserved (kept aside) yourself; the other statuses — Booked, Allotted, Transferred, Possession given — follow the buyer's file. Plots in a file cannot be edited to another status by hand.

The plot list filters by block, phase, status, category, size or number, and the project page counts plots by status.

Price lists and premiums

A price list says what a plot of a category and size costs from a date:

Field Example
Name 5 marla residential — Jan 2026
Category and Size Residential, 5 Marla (leave size empty for "any size", then the rate per sq ft is used)
Base price 4,500,000
Rate per sq ft For sizes without a fixed price
Development charges 350,000 — billed separately, usually at possession
Effective from / to 1 Jan 2026 – (open)

When prices go up, add a new list with a new effective from date instead of changing the old one — files already booked keep their price.

The quote for a plot adds the premiums of its features to the base price and shows the development charges and the total. A booking starts from that quote; a discount can be given at booking, and discounts above the percent in the settings wait for land.manage approval (see Booking).

Payment plans and surcharge

A payment plan is the schedule a buyer pays on. Each line is one kind of due:

Kind Typical
Booking / down payment 10 % at booking
Confirmation 10 % after 1 month
Installment 60 % in 24 monthly (or 8 quarterly, 4 half-yearly) installments
Balloon 5 % every 6 months
On balloting 10 % when the plot number is balloted
On possession 10 % at possession
Development charges the development charges of the price list

Each line has a percent (or a fixed amount), a count, every N months and a start after N months. The percent lines must add up to 100 %. Use the preview with a sample price and booking date to see every due date before you save.

Late-payment surcharge on the plan: none, percent per month (e.g. 2 % a month on the overdue balance, counted by day) or fixed (once per late due), with grace days before it starts and an optional cap as a percent of the due. Surcharge is worked out every few hours and billed once a month per file. Waiving it needs land.manage.
